Three seconds is how long a 20-amp fault needs to start a fire. The dangerous assumption in Dubai buildings is that if the lights work and the taps run, everything is fine. Both systems fail from the inside out, and both are checked on our schedule, not on your worst day.

Leaks, pressure and hidden water damage

What we check: all visible pipework, under-sink assemblies, water heater connections, pressure reducing valves, tank condition where accessible, and isolation valves for operation. What we find: slow seepage at compression fittings, scale-locked valves, heaters corroding from the inside, and pressure set too high after a pump change. High pressure is the silent killer of hoses and washing machine valves. What we do: repair or replace on the spot where possible, record the measured pressure in the report, and flag anything with a defined risk window. Water damage claims in Dubai towers frequently trace to a fitting nobody had inspected since handover.

Distribution boards and circuit protection

What we check: the main DB and sub-boards, breaker ratings against cable sizes, tightness of terminations, signs of overheating, earthing continuity and RCD operation using a proper test. What we find: loose terminations creating hot spots, breakers replaced with the wrong rating, shared neutrals and missing RCD protection in wet areas. Any of these can produce a fire before a single visible symptom. What we do: tighten, correct and test within the visit where safe, and photograph scorched or defective components for the record. Planned work needing a shutdown is quoted separately, with the safety justification written out plainly for owners.

Water heaters and pumps

What we check: heater elements, thermostats, safety relief valves, anode condition where the model allows, and pump operation, noise and current draw. What we find: elements limed to half their efficiency, relief valves seized shut, and pumps running dry on failing bearings. A seized relief valve on a heater is a pressure vessel with no escape route, which is why we treat it as a safety item and test it rather than look at it. What we do: descale, replace worn components and document the readings. Heater and pump replacements, when needed, are quoted with photographs of the failed parts before any work starts.

Compliance and documentation

Building services in Dubai sit under DM requirements and, for communities, RERA oversight through the owners association. What we check: that our own work meets those standards, and that your reporting can withstand a board or auditor reading it cold. What we find, in many buildings we take over, is a history gap: no record of who worked on what, or certificates nobody can locate. What we do: produce reports referenced to location, system and date, with photographs attached to each finding and action. Our directly employed technicians carry out the work under our licence, so accountability lands on one company, not a rotating cast of subcontractors.

Common questions

How often should distribution boards be inspected?

For occupied residential and light commercial properties, an annual inspection is a sensible minimum, with more frequent checks where loads have changed or faults have appeared. Thermal issues and loose terminations develop gradually, so a dated photographic record across years is far more useful than a one-off certificate.

Can you trace a leak behind a wall or under a floor?

Yes, in many cases. We start with pressure testing and isolation to narrow the circuit, then use moisture readings and careful exposure where needed. We photograph and document each step, so the cause and location are on record for insurance or owner discussions before any opening-up work proceeds.

Is electrical work in my building legal without a permit?

Maintenance work is carried out under our contractor licence in line with Dubai requirements, and anything requiring statutory approval is flagged as such before we proceed. We will not carry out work that puts your compliance at risk, and we tell you plainly when a job falls into a category needing separate authority approval.
