The most common questions concern what an annual maintenance contract includes, whether emergency callouts are covered, and whether one supplier can legally handle AC, plumbing and electrical work. The short answers: the contract schedule lists exactly what is included, contract customers receive priority response with attendance under contractual terms, and yes, we are licensed for all three trades. What we check on a property, what we find during visits, and what we do about it are all set down in reports with photographs. Nothing is left to verbal assurances. If a question about coverage is not answered by the contract, ask before signing, and we will amend the document rather than interpret it later.
People ask how much an AMC costs, and the honest answer is that we cannot say until we have inspected the property. A villa with six AC units and five bathrooms is a different contract to a studio apartment. Our AED 200 inspection fee is refundable against the first contract payment, and produces a report you keep either way. Repairs are quoted at fixed prices with photographs of the fault, and approval is needed before work proceeds. We do not run variable hourly billing, and we do not add charges to an approved quote. If a surprise appears mid-job, we stop and quote the difference before continuing.
Emergencies are triaged by safety: electrical faults, uncontrolled water and total AC failure in occupied units during Dubai heat come first. Callers sometimes ask whether a fault is urgent enough, and we would rather take the call than have someone guess. On access: we work within tower permit systems, restricted lift rules and tenant availability, and our technicians carry ID and arrive in marked clothing. Reports are produced regardless of visit type, so an emergency callout at 11pm still generates the same documentation as a scheduled morning visit.
The questions boards and auditors ask are different from the ones tenants ask. They want to know what was inspected, when, by whom, and what was found.
