What we find: algae growth, sludge, disconnected lines and pans sloping the wrong way after poor installation. A blocked condensate line is the most common cause of water dripping from AC grilles and stained ceilings in Dubai apartments. What we do: flush the line, clean the pan, clear the trap, and confirm free flow with a pour test, photographed for the report. Where the gradient is wrong, we flag it as a defect requiring correction, because flushing it monthly is not a fix. Recurring blockages are escalated, not repeated.
What we check: ducted systems for leaks at joints, crushed flexible ducts, blocked grilles and diffusers, and insulation condition where visible. What we find: duct joints sealed with tape alone, flex ducts kinked during original installation, and filters collapsed into the fan because nobody checked the frame. Each of these starves rooms of airflow while the unit runs at full load. What we do: reseal joints properly, reinstate damaged sections, clean grilles and report anything needing a planned fix. Airflow measurement at a sample of grilles goes in the report, so year on year you can see whether the system is holding its design or quietly degrading.
