A standard contract covers quarterly AC servicing, scheduled plumbing and drainage checks, and electrical distribution board inspections. Each visit is booked in advance so your tenants or occupants know when we are coming. What we check is set out in the contract schedule. What we find is photographed and reported. What we do is logged against the finding. Consumables such as filters, washers and minor fittings are included. If a major repair is needed, you receive a fixed quote with photographs of the fault, and you decide. Some contracts include discounted labour on quoted repairs. The principle is that you should be able to predict what you pay for maintenance and see separately what you pay for repairs. No surprise line items.
Reactive maintenance has no schedule, no history and no price control. You call when something breaks, pay whatever the visit costs, and learn nothing about the next failure. A contract fixes all three. Visits happen whether or not anything is visibly wrong. Each one produces a record of condition over time, which is how emerging faults get spotted early. And the annual price is fixed after inspection, so there is no seasonal premium in July. For facilities managers answerable to a board, the reporting alone justifies the contract.
